Why Brisbane Roofs Need Repairs More Often

Brisbane roofs face a harder combination of conditions than almost anywhere else in the country. Long stretches of intense subtropical UV bake bedding mortar until it turns brittle and cracks apart. High humidity feeds moss, lichen and algae that hold moisture against the tile surface instead of letting it dry. Then storm season arrives. Brisbane sits in an official storm season from September through to March, with peak hail activity between November and February, and every one of those storms tests every weak point on your roof at the same time.
The 2014 Brisbane hailstorm gives some sense of the scale. Around 2,000 homes across the city suffered roof damage in a single afternoon, and total insured losses ran past a billion dollars. Most of those roofs did not fail because they were badly built. They failed because small existing problems, a cracked cap here, a hairline split there, met a genuinely severe weather event.
There is one more factor specific to older Brisbane housing. A large number of homes built before the 1990s were constructed without sarking, the membrane layer that sits beneath the tiles. On a sarked roof, water that gets past a tile still has a second line of defence. On an unsarked roof it has none, so wind driven rain that slips past one cracked ridge cap runs straight into your ceiling. That is why a minor repair here is genuinely urgent, and why waiting until after the next storm is a false economy.

Do You Need A Repair Or A Full Restoration?

Not every roof problem needs a full restoration, and we will tell you honestly which one yours is.

A repair is the right answer when:
The problem is localised. A handful of cracked tiles, one failed section of flashing, a single rusted valley. The rest of the roof is structurally sound, the pointing is generally intact and the surface coating is still doing its job.

A restoration makes more sense when:
The pointing has failed across the whole roof rather than in one section. The surface coating has broken down and tiles are absorbing water. Multiple tiles are cracked or delaminating. Moss and lichen have taken hold across large areas.

At that point, repeated repairs cost more over three or four years than restoring the roof once and doing it properly. A full restoration adds roughly 10 to 15 years of protection.

We assess this during the inspection and give you the honest answer, including if the honest answer is that your roof needs nothing yet.
