Most people call us because the roof looks tired. That is a perfectly good reason. But what a proper roof coating actually does is more useful than that. A membrane coating seals the tile surface so it sheds water instead of absorbing it. It reflects a meaningful amount of the UV that would otherwise break the tile down. And it gives you a continuous protective layer across a roof where the original factory coating wore off years ago.
The catch is that it only works if the preparation is done properly. A roof coating is only ever as good as the surface underneath it. Paint applied over moss, over a damp roof, or without primer will look excellent for about eighteen months and then start lifting. That is why every roof we paint gets cleaned, treated, repaired and primed first, and why we will not coat a roof that is not ready. Terracotta needs a specific approach. In most cases the right answer is a clear or tinted terracotta glaze that restores depth and shine while letting the tile breathe. Terracotta can also be coated in a full colour range if you want a different look entirely.

Signs Your Brisbane Roof Needs painting

Roof coatings do not fail suddenly. They give you plenty of warning.

✔ The colour has faded noticeably, especially on north and west facing slopes

The chalky residue is the one worth acting on. It means the coating has broken down under UV and is no longer bonded to the tile. From that point the tile surface is exposed and starts absorbing water, and the longer it is left the more preparation the roof will need before it can be painted.

Why Roof Coatings Fade Faster In Brisbane

Brisbane sits at a latitude that puts it under some of the highest UV levels of any major Australian city, and roof coatings are the part of your house that takes all of it. UV breaks down the binders that hold a coating together. The colour fades first, then the surface goes chalky, and eventually the coating loses its bond with the tile and starts lifting. On north and west facing slopes, which take the harshest afternoon exposure, this happens years earlier than on the shaded side of the same roof. That is why so many Brisbane homes have roofs that look like two different colours depending on which side of the house you stand. Heat cycling adds to it. Brisbane roof surfaces routinely swing through large temperature ranges in a single day, and every one of those cycles expands and contracts the coating. A cheap coating that is not formulated for that movement develops fine cracking, and once water gets into those cracks the breakdown accelerates.
Then humidity finishes the job. High moisture levels feed moss and lichen that hold dampness against the coating continuously, softening it from below while UV attacks it from above. This is why product choice genuinely matters here in a way it does not in cooler, drier parts of the country. A UV stable membrane formulated for Queensland conditions will hold its colour and its bond for ten to fifteen years. A budget coating on the same roof will be chalking inside three or four, and by then you are paying for the preparation all over again.

Do You Need Painting Or A Full Restoration?

Worth knowing before you spend anything, because these are genuinely different jobs at different prices.

Painting on its own is the right answer when:
The tiles are sound, the pointing is intact and the ridge caps are solid. Nothing is cracked or slipped. The only real issue is that the coating has worn out and the roof looks tired. The structure is fine, the surface is not.

A full restoration makes more sense when:
The pointing has cracked across the roof rather than in one section. Ridge caps are loose. Multiple tiles are broken or slipped. There is heavy lichen growth, or the tiles have gone properly porous.

The honest reality is that most roofs old enough to need repainting are also old enough to need repointing, because both fail on a similar timeline under Brisbane conditions. Painting a roof with failing pointing means you get a beautiful looking roof that still leaks, and the repointing work later damages the fresh coating.

We assess both at the inspection and tell you which one you actually need, with photos. If it is just paint, we will say so.

Why We Use A Three Coat System

The difference between a roof coating that lasts fifteen years and one that fails in three is almost entirely in the preparation and the number of coats.

Preparation. High pressure clean and fungicidal treatment, then repairs. Any moss left behind will grow through the new coating. Any damp left in the tile will stop the coating bonding. This stage is not glamorous and it is where cheap operators cut corners.

Coat one, the primer. A sealing primer that soaks into the tile surface and gives the colour coats something to bond to. Skipping primer is the single most common reason roof coatings peel, and it is invisible on the day the job finishes.

Coats two and three, the membrane. Two full coats of UV stable membrane, with proper cure time between them. Two coats give you the film thickness that actually delivers protection. One thick coat is not the same thing, it cures unevenly and cracks.

You will be quoted for a two coat job by someone cheaper. It will look identical the week it is finished. The difference shows up in year four, and by then the roof needs full preparation again before anything can be applied.

How Our Roof Painting Work

Free On Site Inspection

We assess tile type and condition, check the pointing and ridge caps, and identify anything that needs repair before coating. Then we go through colour options with you.

Clean, Treat & Repair

High pressure clean and fungicidal treatment, broken tiles replaced, and repointing where required. The roof is then left to dry fully. We do not coat a damp roof.

Primer

A sealing primer applied across the full roof, giving the colour coats a surface they can properly bond to.

Two Coats & Final Clean Up

Two full coats of UV stable membrane with correct cure time between them, ridge caps and detail work included. Then we clean the site, clear the gutters and photograph the finished roof.
